Interactive model of a miniature estate. Sixteen buildings including a central plant, offices, a school and the FMIQ Nexus operations hub, connected by a signal route. Hovering or tapping a building shows its assets, open work and health.

Anyone can report a fault. Everything after that is evidence. Scroll, and watch one signal travel the estate.

01 / SITE

It starts at the site

A bearing runs warm in the plant room of Building C. The site knows the asset, so the report arrives knowing exactly where it came from.

02 / ASSET

The asset owns its story

CH-01 carries its parents, its history and its duty. The warm bearing joins the record, not a spreadsheet.

03 / REPORT

The field adds evidence

A technician logs it once, gloves on. Photos, a reading, a voice note. It syncs the moment they surface.

04 / WORK

It lands in FMIQ Nexus

The signal arrives as a work order with the permit ready and an owner assigned. Nothing was retyped on the way.

The problem

Your operation shouldn't live
in seventeen spreadsheets.

Faults, inspections, PPM, compliance, contractors, permits and defects generate signals all day. Most estates scatter them across spreadsheets, inboxes and folders. One operational picture changes what the same day looks like.

Spreadsheet registers→A live asset register
Emails chasing jobs→Assigned work with owners and due dates
Photos stuck on phones→Evidence saved against the asset
Compliance folders→Compliance history that proves itself
Contractor spreadsheets→Contractor visibility with expiry alerts
Manual monthly reports→Live operational reporting

Cleaning sign-offs on clipboards→Scored inspections that raise their own work orders

Keep your systems.
Connect the operation.

FMIQ Nexus is a full CMMS on its own and the connected layer over the systems you already run, so your people work in one interface instead of reconciling five.

Compliance, native

Built for buildings that can't have bad days.

FMIQ Nexus grew up around AFSS deadlines, permit gates and audit trails. The paperwork protects the people, so it lives inside the flow instead of on top of it.

Twenty years of carrying the responsibilities of facilities managers, leaders and asset owners taught us what the big platforms forgot, and FMIQ Nexus exists to close that gap.

A CMMS your team will actually use

Simple on top,
serious underneath.

Every asset lives in one place, so the day starts with a worklist instead of a search, jobs move without being chased, and the field crew carries the whole platform in their pocket.

01 · CAPTURE

Log it once, gloves on

Photo, reading, voice note or fault, saved against the exact asset. Three floors down, still working when the signal is not.

02 · CONTEXT

The asset knows its story

Parents, children, history and duty stay attached to every job, so nobody acts on a guess.

03 · COMPLIANCE

The safe way is the quick way

Permits, isolations and method statements are built into the route. No permit, no job, and the audit trail writes itself.

04 · PROOF

Every fix is remembered

Evidence closes the loop and rolls up into numbers you can defend, so next year's plan is an argument you can win.

The whole estate

Hard services,
soft services, one system.

Cleaning schedules, security patrols, waste runs, grounds, pest control and hygiene audits live in the same worklists as the mechanical work, with the same evidence and the same accountability.

Design partners

Start with one site.
Decide on the evidence.

We are taking a small number of design partners: estates that want to run FMIQ Nexus on real work at one site, with a direct line to the people who build it. After ninety days you decide on your own numbers, not on a sales deck.

  1. Weeks 1 and 2

    Set up on one site

We bring your asset register across as it is, add your people, contractors and permit types, and you are working in live data within a fortnight.

  2. Weeks 3 to 10

    Run real work through it

Requests, work orders, permits and contractor checks run on everyday jobs. The numbers come from that use: jobs raised and completed, time to complete, SLA attainment, overdue work and exceptions.

  3. Weeks 11 to 13

    Decide together

We review the results against the measures agreed on day one. You decide whether it grows across the estate or stops there, and your record is yours to export either way.

What partners get

  • A direct line to the founder and the team building the platform
  • Setup done with you, from your own registers
  • Your feedback goes straight into the build, and you see what changed because of it
  • Scope, success measures and terms agreed in writing before day one

What we ask

  • One site, and a named lead who owns the pilot
  • The people who do the work using it: technicians, contractors and whoever takes the calls
  • Thirty minutes a fortnight to tell us what works and what does not
  • If it works for you, a reference in your own words

Fair questions

Before you ask.

One site or forty, we map your assets and have you working in live data within a fortnight, not a financial year. Your existing registers come across as they are, and we tidy as we go.

Yes. The field app is built for the basement first. Everything is captured offline, gloves on, and syncs the moment you surface. Field work is never lost or silently overwritten, and if the office changed the same thing while you were down there, the clash is flagged for review.

FMIQ Nexus is an Australian company, and your estate record is yours: exportable at any time, with every change keeping its author and its timestamp. Your primary data is hosted in Sydney, Australia, and our privacy page lists the overseas providers some features use.

The paperwork protects the people, so we built it into the flow. Permits, isolations and method statements travel with the equipment, recurring maintenance raises work orders on a cadence for regimes like AS 1851 fire and essential services, and the evidence is ready when the AFSS falls due.

Corporate responsibility

Good buildings are
a public good.

Buildings use more than half the country's electricity, and most of the waste is quiet: a valve passing, a schedule slipping, plant running flat out for a room nobody is in. Keeping assets healthy is climate work in overalls, and that is the part we can help with.

Waste less, by knowing more

A well kept chiller draws less power. A found leak saves thousands of litres. Assets that last longer stay out of landfill. Good maintenance is quiet environmental work, done daily.

Everyone goes home

Permits, isolations and honest records are not paperwork to us. They are how the people who fix buildings get back to their families. We build for that before anything else.

Careful with data

We collect what the job needs and nothing more. Your records stay in Australia, can never be rewritten without a record, and are yours to take with you if you ever leave.
